The Most Common Plumbing Challenges We See
Plumbing infrastructure in the UAE faces a unique set of pressures: extreme heat, high mineral content in the water supply, and rapid construction timelines that sometimes sacrifice long-term quality for speed. At Al Barak Technical Services, our plumbing division handles hundreds of calls every month. Here are the five issues we encounter most — and what you can do about them.
1. Hidden Water Leaks
The problem: Concealed leaks behind walls or under slabs often go unnoticed until damp patches, mould, or an unusually high DEWA bill appear. In older buildings, galvanised pipes corrode from the inside out, creating pinhole leaks that are difficult to detect visually.
The fix: We use thermal imaging cameras and acoustic leak detection equipment to locate the exact source without unnecessary demolition. Once found, targeted repair or re-piping resolves the issue permanently.
2. Low Water Pressure
The problem: Residents and tenants frequently complain about weak water flow, especially on upper floors. Causes range from partially closed valves and clogged aerators to undersized booster pumps and mineral-scale buildup in supply lines.
The fix: A systematic pressure test across the network identifies the bottleneck. Solutions include descaling supply lines, upgrading booster pumps, or replacing corroded sections of pipework.
3. Blocked Drains & Sewer Lines
The problem: Grease buildup in kitchen drains, hair in bathroom traps, and tree-root intrusion in external sewer lines are perennial culprits. In commercial kitchens, failure to maintain grease traps can lead to municipality fines.
The fix: For minor blockages, professional hydro-jetting clears residue without damaging pipes. For recurring issues, we perform a CCTV drain survey to inspect the internal condition of the line and recommend rehabilitation or replacement.
4. Water Heater Failures
The problem: Storage-tank water heaters in the UAE work overtime during the brief winter months, often failing due to sediment buildup, corroded anodes, or faulty thermostats. Tankless units can suffer from scale accumulation in hard-water areas.
The fix: Annual flushing and anode-rod inspection extends heater life dramatically. When replacement is necessary, we advise on energy-efficient models sized correctly for the household or facility.
5. Faulty Shut-Off Valves
The problem: When a pipe bursts, the first line of defence is the isolation valve — but many valves in UAE buildings seize up from disuse and mineral deposits, making it impossible to shut off the water quickly.
The fix: We include valve exercising and replacement in our annual maintenance contracts, ensuring every isolation point functions when you need it most.
Prevention Is Always Cheaper Than Repair
A comprehensive annual plumbing audit catches small issues before they escalate into emergencies. Our maintenance contracts include scheduled inspections, priority response times, and transparent reporting.
